Terms of Service

These terms govern your use of grbo.com (“GRBO”, “we”, “us”). By using the site you agree to them. If you do not agree, do not use the site.

1. What GRBO is

GRBO is a listing and introduction platform for garage space, parking spaces and boat slips. We publish listings created by users and relay messages between them. We are not a party to any rental agreement, we are not a real estate broker, agent, or property manager, and we do not act on behalf of any owner or renter.

2. No agency, no guarantee

Any arrangement you reach with another user is exclusively between the two of you. We do not screen users, verify identities beyond a successfully charged payment card, inspect properties, verify that a listed space exists or is as described, or guarantee that any transaction will be completed. You are responsible for satisfying yourself about the other party and the space before committing to anything.

3. Accounts

You must be at least 18 and provide accurate information. You are responsible for activity under your account and for keeping your password secure. We may suspend or terminate an account that violates these terms, and we may remove any listing at our discretion.

4. Listings and fees

Publishing a listing costs 10% of the stated first month's rent, with a $5 minimum, charged once at publication. Raising the stated rent later incurs a fee of 10% of the increase, with the same $5 minimum. Lowering it is free. Listing fees are non-refundable once the listing has been published, including if you later remove the listing or fail to find a renter.

You warrant that you have the legal right to rent out any space you list, and that doing so does not violate your lease, mortgage, HOA rules, insurance policy, or local law. You are solely responsible for determining this.

5. Letters

The letter service mails a physical letter, generated from a GRBO template, to a property address you select. It costs $2.00 per letter and is non-refundable once the letter has been produced. You may not use the service to harass, threaten, or repeatedly contact any person or address. Your name and return address appear on the letter. We do not disclose the recipient's name to you.

6. Prohibited use

• Listing space you do not control, or that does not exist
• Using photographs you do not have the right to use
• Misrepresenting a space, its price, its location or its availability
• Harassment, threats, discrimination, or abusive messages
• Scraping, automated access, or attempting to circumvent rate limits
• Using the platform to advertise anything other than the space itself
• Using the letter service to harass or intimidate

7. Fair housing and discrimination

Do not discriminate. Listings and messages that express a preference or limitation based on race, colour, religion, sex, familial status, national origin, disability, or any other protected characteristic will be removed and the account suspended.

8. Content you post

You keep ownership of your listing text and photographs. You grant GRBO a non-exclusive, worldwide, royalty-free licence to host, display, resize and distribute that content for the purpose of operating and promoting the platform. You warrant that you have the right to grant this licence.

9. Disclaimer of warranties

The service is provided “as is” and “as available” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the service will be uninterrupted or error-free, or that any listing is accurate.

10. Limitation of liability

To the maximum extent permitted by law, GRBO is not liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profits, data, property, or goodwill, arising from your use of the service or any interaction with another user. Our total aggregate liability to you is limited to the greater of the fees you paid us in the twelve months preceding the claim, or $100.

11. Indemnity

You agree to indemnify and hold GRBO harmless from any claim arising out of your listings, your messages, your use of the letter service, your rental arrangements, or your violation of these terms.

12. Changes

We may update these terms. Material changes will be posted here with a revised date. Continued use after a change means you accept it.

13. Governing law

These terms are governed by the laws of the State of Texas, without regard to conflict of law rules.

14. Non-affiliation

GRBO is a garage, parking, and boat slip listing platform. It is not related to vacation rentals, lodging, accommodations, or travel booking services, and is not affiliated with any such service.
